How I organised a local event

Following a relations birthday where he used huge marquees to enclose the event, I was looking at marquee hire Dorset on the internet to try and arrange a craft day for the local area to create a traditional feel where people could walk from event to event under cover of canvas.

As I had the basics in hand I started drawing in crafts people in from the surrounding area, to position in areas within the large marquees for exhibitions and had some interesting crafts outside such as Archery, Blacksmithing and Falconry.

I then spoke to a web design Salisbury company that I discovered on the web and asked them if they would be prepared to promote the event by designing a basic website with some search engine optimisation work on it for advertising on any promotions I did and they agreed which was fantastic.

I then needed to draw in some area advertising and got the local radio and papers involved which had phonecalls streaming in nearer to the time of it starting. The site was brilliant as people could get a definite understanding for what was about to occur and the online form had enquiries coming in as well. A couple of days ahead of the day, marquee hire Dorset turned up, got to work and made sure everything was ready for the craftsmen and entertainers to do their stuff.

Having done it I would entirely recommend organising something like this up for your area as it gave the whole area a feeling of community and the website is still there reminding people of the event to come.

In the case of a commercial real estate loan it goes without saying that components that go into the physical property must be technically sound. That includes the foundations, heating and air conditioning, lighting, ceilings and windows.

Commercial lenders also often require more explanation when it comes to general-purpose, limited-purpose or single-purpose properties. General-purpose properties are those for which there is a competitive rental demand with generally accepted physical characteristics that appeal to many general users. Examples are warehouses and retail stores. Limited-purpose properties are things like a service station or department store capable of conversion to another use. Single-purpose properties are facilities that are not easily converted such as oil refineries.

When looking at borrower strength, lenders will want to analyze the property’s developer and manager. Although an individual partnership or corporation may develop the real estate, it may not manage the property, collect the rent and pay the debt.

Commercial lenders also want to look at what other properties the developer has produced - particularly, those similar to the subject property.
